Vineyards Avalon/ Ponderosa Heights (VA/PH) is a gated neighborhood located in the southeastern part of Fremont, California. The neighborhood is residential, with a mix of single-family homes. The VA/PH neighborhood is somewhat unique to Fremont Real Estate and was developed in the late 1990s and early 2000s, during a period of growth in the San Francisco Bay Area and the sprawl of Silicon Valley. It is known for its newer, modern housing, with a nod to architectural styles, including Mediterranean and Contemporary.

The neighborhood is located near the major shopping center, Pacific Commons, built on 840 acres of the former Fremont Dragstrip/Baylands Raceway Park which offers a variety of retail, restaurants, movie theaters, clothing and shoe stores, as well as big box stores. The neighborhood is also located near several major employers, including the Tesla Factory (built in the former Nummi Plant… the original FORD factory).
Silicon Valley has been closing in on the area for decades with tech employers such as Meta, Lam Research, Apple, Western Digital, Seagate, Boehringer Ingelheim, and ThermoFisher to name a few.

The Vineyards-Avalon and Ponderosa Heights neighborhood is known for its upscale, suburban feel, with well-manicured lawns and landscaped common areas. The neighborhoods feature  several parks and open spaces, including Avalon Park, which offers a playground, picnic area, and walking path. The neighborhood is also located near several major hiking trails and other outdoor recreational opportunities.
Having represented area property, Realtor Anthony Marinelli is always taken aback but not surprised by the public's reaction to the bucolic area with its rolling hills and bay views. With neighborhoods like this, no wonder Fremont was named happiest city in America in a February report from WalletHub in 2023 for several years running.
Overall, the VA/PH area is a newer, modern community, offering a mix of residential and recreational opportunities. Its newer, upscale housing, its abundance of parks and open spaces, and its proximity to major employers and shopping centers make it a popular destination for trade-up buyers with growing families. The Vineyards Avalon homes and Ponderosa Heights properties are always in high demand and low supply.
